How to Generate a Loan Package for Lenders

Learn how to generate lender-ready financial packages with professionally formatted financial reports and Excel statements to share with lenders during the loan application process.

Overview

The Loan Package Builder allows Pro users to generate a lender-ready financial package directly from their QuickBooks Online data and RunSmart forecasts. This feature helps business owners package their financial information into a clean, structured report format that can be easily shared with lenders during the loan application process.

Instead of sending spreadsheets manually or asking lenders to log into RunSmart, the Loan Package Builder automatically generates a downloadable ZIP package containing:

  • A professionally formatted PDF financial report

  • An Excel workbook containing historical and projected financial statements

The report template includes historical performance, financial health analysis, forecasting assumptions, projected financial statements, key ratios, and supporting methodology disclosures.


Availability

The Loan Package Builder is available exclusively on the Pro plan.


Where to Find It

You can access the Loan Package Builder from the left-hand sidebar menu.

To navigate to it:

  1. Click Reports in the sidebar

  2. Click Loan Packages


Creating a Financial Loan Package

At the top of the Loan Packages page, you will be asked to complete two required fields before creating a package.

Step 1: Select a Scenario

Choose which scenario you want to generate the loan package from. This dropdown includes all available scenarios within your project.

Examples:

  • Main Analysis

  • Scenario 1

  • Scenario 2

The selected scenario determines which forecast data and assumptions are included in the package.


Step 2: Enter the Loan Amount Requested

Enter the amount you intend to request from the lender.

  • The entered amount automatically populates the cover page of the report under Loan Amount Requested


Step 3: Create the Package

Once both required fields are completed:

  • Click on the Create button to generate the financial package

The package is then added to the Financial Loan Package History section below.


Financial Loan Package History

All previously generated loan packages appear in the Financial Loan Package History section.

This section uses the same layout and column structure as the existing Financial Report History section.

Each entry includes:

  • Package name

  • Package creation date

  • Download link for the generated ZIP package


What’s Included in the ZIP File

Each generated ZIP package contains:

1. Financial Report (PDF)

A professionally formatted lender-ready report containing:

  • Historical financial performance

  • Revenue trends

  • Expense breakdowns

  • EBITDA and profitability analysis

  • Cash flow summaries

  • Financial health scorecards

  • Financial ratios

  • Forward-looking projections

  • Projection assumptions

  • Forecasted balance sheet and cash flow analysis

  • Data integrity and methodology disclosures

The report template spans multiple sections including historical performance, projected financial statements, financial health analysis, and methodology disclosures.


2. Financial Statements Workbook (Excel)

An Excel workbook containing:

  • Historical Income Statements

  • Historical Balance Sheets

  • Historical Cash Flow Statements

  • Projected Income Statements

  • Projected Balance Sheets

  • Projected Cash Flow Statements

Each financial statement is placed on its own tab for easier lender review and analysis.


Company Logo Handling

The cover page of the report includes the company logo in the upper-right corner.

  • If the business has uploaded a company logo from the Project page, that logo is used automatically

  • If no logo exists, the Projection Genie logo is inserted instead


Projection Assumptions Section

The report includes a dynamic Projection Assumptions Log section that documents any forecast assumptions / comments and overrides provided by the business owner.

To avoid any chat histories from showing up in your loan package financial report, remove them and only include assumptions you want your lender to see so they can understand the reasoning behind your adjustments.


Partial Year Detection

RunSmart automatically detects partial first-year accounting periods.

If the business’s first QuickBooks transaction does not begin in January:

  • The first historical reporting period is automatically labeled using the actual operational date range

  • Instead of displaying only the calendar year, the system displays the true partial-year range

Example:

  • Apr – Dec 2023

instead of:

  • 2023

This behavior is also disclosed within the report’s Data Integrity & Methodology section.


Data Integrity & Methodology

The report includes a dedicated methodology section explaining:

  • Historical data was imported directly from QuickBooks Online

  • No historical figures were manually adjusted after being pulled from QuickBooks Online

  • Forecasts are generated using RunSmart’s proprietary statistical forecasting algorithms

  • All three financial statements are integrated and linked together automatically

These disclosures help provide transparency and confidence for lenders reviewing the package.


Important Notes

  • RunSmart requires a minimum of 24 months of consecutive QuickBooks data to generate forecasts

  • Loan packages are generated using the selected scenario at the time of creation

  • Packages are intended to support lender review and underwriting preparation, but most lenders will conduct their own analysis

  • Actual lender requirements may vary by institution

  • Lenders remain responsible for independent verification and credit review
